Property management and letting
As mentioned above most of the buyers will be interested in renting their apartments, therefore full property management and rental services will be provided by our partners at Property Management BG (www.PropertyManagement.bg).
Danubia Beach is planned to work as a 4 star Apartment Hotel and it will run very successfully because there is a demand of luxury (finished to the Western Standards) and reasonably priced hotel in the Vidin area. Danubia Beach will be the most luxury accommodation in the whole region of Vidin, offering serious facilities, great value and high quality of service guaranteed by the professional staff of Property Management BG.
The area of Vidin is under quick economic development because of the new Danube bridge which is due to start construction next year and will be completed by 2010. This new bridge connection Bulgaria with Romania is a massive project funder by the European Union and costs 236 million Euros. It will turn the international road E-79 into one of the most important trasnportation corridors connecting Northern Europe with Southern Europe and Asia. The main features of the management and letting scheme for Danubia are:
• Annual service charge of 440 Euros per apartment: will cover the cleaning and maintenance of the communal areas, the garden and the swimming pool as well as the electricity bills for the communal areas.
• Fixed rates of rental will be paid to apartment owners who wish to rent their apartments on short term basis: eg. One-bedroom apartments at 12 Euros per night, 2-bedroom apartments at 17 Euros per night. This is an indication of the nightly rate, it is not a guarunteed income.
Long-term rentals are subject of negotiation with the tenants.
• All bills and ongoing costs for short-term lettings must be covered by the owners. Tenants for long-term lettings are covering the bills and expenses for the apartment.
• Apartment owners will full access to the reservation management system of Property Management BG and this will allow them to monitor in real-time their reservations, rental income, expenses and all important information.

• Notary fees and stamp duty will be approx. 3% of the apartment price and are due to be paid by the buyer when receiving the title deeds and ownership.
• Price has to be paid in 2 instalments as follows:
• 40 % of the price when signing the preliminary contract
• 60 % of the price 6 months after the first payment
