Royal Lodge Casino & Spa Resort: unique in every aspect
The fabulous Royal Lodge Casino & Spa Resort is one of its kind five-star aparthotel in pamporovo, enviably positioned close to the centre, 3 min by car from the ski slopes. Surrounded by lavish pine forests, the complex has an impressive list of amenities and enjoys professional service. Royal Lodge Casino & Spa Resort comprises of two bodies connected with covered and heated passage. The first phase of the project named Royal Lodge Spa has been completed in December 2006 and is welcoming tourists and owners ever since. The second phase named Royal Lodge Casino is in the final stage of its completion and is expected to be ready by August 2008.
The intention of the investors of the Royal Lodge Casino & Spa Resort was the complex to work all year round and thus generate income and pay for itself.

The total number of units in the first phase named Royal Lodge Spa is 186. At the moment are available 8 apartments that are fully furnished with the furnishing package coming as a bonus.

Royal Lodge Casino & Spa Resort is situated very close to the centre of the resort and is at about 3 min by car/shuttle bus to the ski slopes. The complex and the parking zone are guarded 24 hours, every day of the week.

The Royal Lodge complex is constructed using first quality materials and modern techniques, as follows:

Property management & Letting of the complex
As much as 90% of the owners in the Spa section of the complex have currently included their apartments in the rental scheme provided by the property management team of the investors. The management structure advertises and promotes the complex, takes care to sign contracts with tour operators and assure occupancy. It organizes not only ski holidays but also special beauty and slim programs throughout the rest of the seasons for maximum occupancy of the apartments.

Guaranteed rental of 7 % per year on the total purchase price of the properties plus a furniture package will be provided for all owners who are interested in letting out their apartments. The guaranteed rental is provided for all clients who reserve apartments this summer and shall be valid for a period of 2 years, starting after the apartments have been completed and Certificate for Habitation (Act 16) is issued, making the complex completely habitable. The guaranteed rental of 7 % per year will provide risk-free investment and fixed steady income.

Maintenance of the apartments and the complex:
The annual maintenance fee for Royal Lodge Casino & Spa Resort is 804 Euros or 67 Euros per month and will cover the maintenance and upkeep of the complex, all its facilities. The fee will include:
• annual 24/7 security of the building
• 24/7 nreception desk
• heating of communal parts
• day to day cleaning of the common parts
• staff for pool and spa centre including a lifeguard and a doctor
• day to day gardening
• cleaning of parking
• free transport to the ski slopes in the winter

Reservation of apartments:
Any apartment in the Royal Lodge Casino & Spa Resort can be reserved immediately with a non-refundable deposit of 1000 Euros paid into the developer’s bank account by bank transfer. The reservation deposit will hold the property reserved for twenty-eight days during which period a preliminary contract will be signed between the investor and the client.

Payment plans:

Standard Plan
• 1000 Euros reservation deposit, non-refundable.
• 35 % on signing a preliminary contract (within 20-28 days).
• 25 % in five months time after signing the preliminary contract
• 40 % on transferring the ownership rights (for the first phase the transferring could be done immediately after the last installment is paid; for the second phase the transferring could be done in August 2008)

Payment Plan with Discount of up to 5 % depending on the type of the property
• 1000 Euros reservation deposit, non-refundable.
• 100 % minus the deposit on signing a preliminary contract (within 20-28 days) and transferring the ownership rights (for the first phase the transferring could be done immediately after the last installment is paid; for the second phase the transferring could be done in August 2008)

Deferred Payment Plan with 5 % increase
• 1000 Euros reservation deposit, non-refundable.
• 25 % on signing a preliminary contract (within 20-28 days).

PRICES AND AVAILABILITY
This availability list is constantly updated and valid. All prices are inclusive of VAT. The full price is declared on the title deeds. With effect from March 2008, the Municipality of Smolyan has increased the local property tax by 1 %. This now means that the additional costs, notary fees, local tax and stamp duty will be approximately 4 % on top of the purchase price, rather than the previous 3 %.
