The apartments will be created according to the "Bulgarian Completion Standard". This term describes the usual finish that most of the newly built residential properties in Bulgaria have when completed. The extras will include:

• central heating system and aluminum radiators included in the price and installed in the apartments
• plastered walls and concrete floors. Agains extra payment, there is possibility for completion and choice from a collection of tiles, laminate, colors of the latex paint (look below at price "Fully Finished"). Another options is all materials to be chosen and bought by the owner and the developer can perform the completion upon an invoice.

In Bulgaria most of the buyers of residential properties, prefer to buy their new property completed to this standard (not-painted walls, unfinished bathrooms - no tiles, no accessories, no lighting), because they have the complete freedom to design and finish their property exactly as they wish, and within their budget. We believe that purchasing a residential property completed to "Bulgarian Completion Standard" is the best option both for property investors and for buyers intending to live here permanently. For the investors it is a flexible way to acquire a property on the minimum possible price, keep it for some time after the building is completed, and then re-sell in the same condition (Bulgarian Completion Standard) with profit. The buyer of your re-sell property would be usually a person who will live there, so he/she will have the opportunity to choose all the finishing materials and design. The developer can offer full finishing and furnishing of the apartments upon request and against additional payment (check the price list).
Buyers who are interested in letting their property should perform full completion works and furnish it to a good specification. We recommend buying on the "Fully finished" option, as the apartment will have the necessarry optimal standard for successful and profitable letting.

MAINTENANCE OF COMMUNAL AREAS
The annual maintenance fee for Stamboliiski Bridge Apartments is 8 Euros per sq.m. VAT included. Please note that the maintenance charge for the first year of operation is included in the price and will cover the following:

LETTING MANAGEMENT (not compulsory)
Stamboliiski Bridge buyers who wish to rent out their apartments to tourists can use the services of PropertyManagement BG in partnership with the major international and local tour operators offering city break holidays in Bulgaria and business trips to Sofia.
The main aim of the management will be accommodate and cater for corporate clients on long-term basis. The demand for similar high-class accommodations with full servicing is extremely high at present and will continue to grow now that Bulgaria is a member of the EU and more and more international companies settle their new offices and activities in Bulgaria.

GENERAL CONDITIONS
• It is not necessary to come to Bulgaria in order to reserve an apartment or sign the preliminary contract.
• No company is needed to own an apartment in Stamboliiski Bridge.
• All owners who rent out their apartments must pay an annual 10% rental income tax. We will collect and pay this for you.
• Owners who have a rental contract with Property Management BG can use their apartment whenever they wish, provided that they have notified the booking office in advance. You will be charged only the cleaning costs for staying.
RESERVATION & AGENCY COMMISSION
Any apartment in Stamboliiski Bridge (phase 2) can be reserved by a non-refundable deposit of 5% of the purchasing price, payable into the developer’s bank account. The buyer is expected to sign a preliminary contact with the development company and to pay the first installment of 25% in 28 days after reservation. We will let you know approximately 14 days in advance when each payment is due.
BulgarianProperties charge 3% agency commission payable when the first installment is due.
